Where to find the deed number on a Thai title deed
A Thai title deed carries several similar-looking numbers. This guide shows which one is the deed number, what the others mean, and where to find the number if you do not have the deed.

The number you need to look up a parcel, whether on LandsMaps, at the land office or on our site, is the deed number (เลขที่โฉนด). The deed has several other numbers, and using the wrong one gives no result or the wrong parcel.

From top to bottom, the front page of the current deed form (น.ส.4 จ.) is roughly laid out like this. Exact positions vary a little between print versions.
- Header: the Garuda emblem and the word "โฉนดที่ดิน" (title deed).
- Land location box: map sheet (ระวาง), land number (เลขที่ดิน), survey page (หน้าสำรวจ) and sub-district.
- Deed number box: "โฉนดที่ดิน เลขที่ …" with book (เล่ม), page (หน้า), district and province.
- Issue text: the original grantee and the area in rai, ngan and square wa.
- Parcel plan: the shape, boundary markers, scale and north arrow.
- Back page, registration entries (สารบัญจดทะเบียน): transfers, mortgages and other dealings in date order.
What each number means

Example: if the deed says "โฉนดที่ดิน เลขที่ 12345" and the location box says land number 87, survey page 4567 (all fictitious), you search for 12345.
Nor Sor 3 Gor (น.ส.3ก)
A certificate of utilisation also has a "เลขที่" with book and page, but its location refers to an aerial photo sheet rather than a cadastral map sheet. Its numbers are a separate series from deed numbers, so always choose the right document type. See Thai title document types.
Why the province and district matter
Deed numbers are not unique nationwide. They are numbered per issuing area, so deed no. 12345 can exist in several districts as unrelated parcels. Always give the province and the amphoe (or khet in Bangkok) printed on the deed. Some districts have been split since the deed was issued; if a search fails, try the district named on the document or search by map location instead.
No deed in hand?
- Sale listings often show the deed number or a photo of the deed.
- Ask the seller or agent. Serious buyers routinely ask for it, and a seller who refuses is a warning sign.
- LandsMaps: zoom to the parcel on the DOL map and tap it to see its deed number.
- Old paperwork: sale or mortgage contracts and land tax notices usually quote it.
