1. A private service, not a government agency

Tidin Krai is operated by Friday Limited, a private company incorporated in Hong Kong. We are not a government agency, and we are not affiliated with, endorsed by or sponsored by the Department of Lands, the Treasury Department or any other government body. We are not connected to any government land registry system.

2. Reports name a probable owner; they do not confirm title

• A report is an assessment of multiple categories of evidence linked to the parcel or location, as of the date it was prepared. It states a confidence level and summarises the reasoning.
• A report is not a legal title search, not a copy of a title deed or of any Department of Lands document, and not a certified document. It cannot replace an official document.
• The person named may not be the person on the land register. For example, the land may have been sold or inherited, may be co-owned, or may be used by someone other than the owner.
• Ownership, encumbrances (such as mortgages, servitudes or seizures) and the current status of the land must be checked in the registration records at the local land office before any legal act.

Every report ends with a disclaimer. In short: the report is an assessment of evidence gathered as of its date; it names a probable owner, does not confirm legal title and is not a Department of Lands document; the information may be out of date or wrong; verify at the local land office before any transaction; and do not use the information to harass anyone or infringe their rights [TO CONFIRM: full wording in the report].

3. Free parcel information

Parcel details such as title type, number, location, area, appraisal and buildings are shown only to help you pick the right parcel. Parcel boundaries on the map are approximate and are not survey results. Appraisals refer to the stated appraisal round and may change when a new round is announced. This information may be incomplete or out of date. Maps and place search are provided by Google Maps Platform.

4. Accuracy and timeliness

We take reasonable care, but we do not guarantee that anything on the site or in a report is accurate, complete or current. Evidence can be outdated, contain errors, or relate to a neighbouring parcel. We do not disclose the sources of evidence, and reports never contain national ID numbers, phone numbers, account numbers or meter numbers.

5. No legal or professional advice

Nothing here is legal, investment, valuation or surveying advice. Decisions to buy, rent, invest or enter any transaction are your own responsibility. Consult a lawyer, valuer or other relevant professional before you decide.

6. Use the information responsibly

Use the information only for the purpose you stated. If you contact a landowner, be courteous, and stop if they ask you to. Do not use the information to harass, threaten, stalk or publish anyone's personal data. Landowners can ask us to stop reporting on their parcel on the For landowners page.

7. Limitation of liability
