Start with the official lookup
Use the Treasury Department appraisal search and its lookup instructions. Have the parcel identifiers and location from your document ready. Our deed-number guide helps distinguish the different numbers.
Check the result carefully
- Does the province, district and parcel match?
- Is the figure per square wa or a total?
- Which valuation period and effective date does it show?
- Does the area used in the calculation belong to the same parcel?
Convert the area before multiplying
One rai is 400 square wa; one ngan is 100 square wa. A hypothetical 2 rai, 1 ngan, 35 square wa plot totals 935 square wa. At a hypothetical THB25,000 per square wa, multiplication gives THB23,375,000. This is a maths example, not an actual valuation. Check the units with our area converter.
Before using a figure for 2027 (BE 2570)
