Terms of Service

These terms set out your rights and obligations, and ours, when you use the site and request a probable land-owner report from Tidin Krai. Please read them before you submit a request.

1. Who we are and accepting these terms

The website tidinkrai.com and the Tidin Krai service (together, the "service") are operated by Friday Limited, a company incorporated in the Hong Kong SAR, company number 77223768, registered office Unit 2A, 17/F, Glenealy Tower, No. 1 Glenealy, Central, Hong Kong ("we", "us").

When you submit a request and tick the box accepting these terms, you agree to the version shown at that time. We record the terms version (for example 2026-10-01), the time and your IP address with your request. Our Privacy Notice, Refund Policy and Disclaimer form part of these terms.

2. The service

Tidin Krai is a private service that identifies the probable owner of a land parcel, either an individual or a company, by analysing multiple categories of evidence linked to the parcel or its location. It works like this:

  1. You select a parcel on the map, by GPS coordinates, by Google Maps link, or by title-deed number with province and district. Basic parcel facts are free: title type, number, location, area, Treasury appraisal and whether there are buildings.
  2. You submit a request for free. No payment is taken at this stage.
  3. Within 24 hours we email you either an offer, showing the evidence level, what the report includes, the price and an expiry date, or a "no result" notice. A no-result notice costs nothing.
  4. If you accept the offer and pay, you can download a one-page PDF report in Thai.

What the service is not: we are not a government agency, and we are not affiliated with, endorsed by or sponsored by the Department of Lands or any other government body. A report is not a legal title search, not a copy of a title deed or of any Department of Lands document, and not a certified document.

3. Eligibility and accounts

  • You must be at least 18 and legally able to enter into a contract.
  • If you use the service for a company or a client (for example as an agent), you confirm you are authorised to act for them, and you are responsible for their compliance with these terms.
  • Your first request automatically creates an account for your email address. There is no password: you sign in with a link or a 6-digit code sent to your email. Keep your email secure, because anyone who can read it can access your account.
  • In your account you can see your requests, download reports again, set email preferences and ask us to delete your account. Records of paid transactions are kept only as long as tax and accounting law requires.

4. Requests and your stated purpose

When you submit a request you must give a working email address and truthfully choose a purpose: buying or renting the land, acting as an agent for a client, due diligence before an investment or transaction, a boundary or neighbouring-land matter, or other (please describe). You must also confirm that you will use the report only for that purpose and will not use it to harass, threaten, stalk or publish anyone's personal data.

  • Accepting these terms is separate from consenting to marketing emails. Marketing consent is optional and does not affect the service.
  • While a request for a parcel is open, a repeat request from the same email refers to the existing one.
  • We may decline or cancel a request without giving reasons, for example if the parcel is not available, its owner has objected, or we see signs of misuse. If you have already paid, we refund you under the Refund Policy.
  • Your stated purpose may appear on the report, and the report may carry your order number and email address to discourage misuse [TO CONFIRM].

5. Acceptable use and prohibited conduct

You must use the service and reports lawfully and in good faith. You must not:

  • harass, threaten, stalk or pester a landowner or anyone else, including contacting them again after they have asked you not to;
  • discriminate unfairly against anyone, or use the information to deceive, defraud, or impersonate a government official or another person;
  • publish names or personal data from a report, including on social media;
  • use a report to make credit, employment, insurance or tenant-screening decisions about an individual;
  • use the service to find or compile everything a particular person owns, rather than to ask about a parcel you have a legitimate reason to ask about;
  • scrape, bulk-access, or use bots or scripts, or get around rate limits, verification or bot protection;
  • resell, rent out, redistribute or add reports to another database or service without our written permission;
  • give false information, including a false purpose;
  • break any law, including personal data protection law.

If we find, or reasonably suspect, a breach, we may suspend your request or account, and we may notify the relevant authorities where the law requires or allows.

6. Pricing, payment and refunds

  • Prices differ per parcel, depending on the parcel and the evidence work involved. We do not disclose how prices are calculated. The final price in Thai baht is shown in the offer before you pay and does not change during payment.
  • Each offer has a stated expiry. After it expires you need to submit a new request, and the price may differ.
  • Prices include VAT where applicable [TO CONFIRM: e-service VAT registration status]. We email a receipt. As a foreign service provider we cannot issue a full Thai tax invoice [TO CONFIRM].
  • Payment is by PromptPay QR generated by a third-party payment provider (for example Airwallex) [TO CONFIRM: provider]. The payee name in your bank app will be "[Payee name shown in bank apps]". We never see your bank account details. The terms of the payment provider and your bank also apply.
  • A payment counts as complete only when the payment provider confirms it to us. You do not need to send a payment slip. If you have paid and the status does not change, do not pay again; contact us with your order number.
  • Refunds follow our Refund Policy, which does not limit your rights as a consumer under Thai law.

7. Delivery

  • We aim to send an offer or a no-result notice within 24 hours of your request. This is a target, not a guarantee; it can take longer, for example at busy times, on holidays or during system problems.
  • Once the payment provider confirms your payment, the report becomes available to download, usually within minutes [TO CONFIRM].
  • Download links are personal and expire quickly. You can download the report again from your account for a limited period [TO CONFIRM: period]. Please do not forward links to others.

8. What a report contains, and its limits

  • A report names the probable owner (an individual or a company), gives a confidence level and summarises the reasoning, based on multiple corroborating pieces of evidence. It is a probability-based assessment, not a legal finding, and it may be wrong or out of date.
  • A report does not name or point to the sources of its evidence, and never contains national ID numbers, phone numbers, account numbers or meter numbers.
  • Every report ends with a full disclaimer. Before any legal act or transaction, verify ownership at the local land office. See our Disclaimer.

9. No legal or professional advice

Nothing on the site or in a report is legal, investment, valuation or surveying advice. If you need such advice, consult a lawyer, a valuer or another licensed professional.

10. Intellectual property and your licence to use a report

  • The site, software, design, report format and our compilation of information belong to us or our licensors. Google maps and place search are subject to Google's terms.
  • Once you have paid, we grant you a non-exclusive, non-transferable licence to use the report for your stated purpose only. An agent may show the report to their client for the same transaction [TO CONFIRM].
  • You must not publish a report, copy it for sale, or alter it to look like an official document.

11. Landowners' rights

Landowners can object to, or opt out of, reports about their parcel on the For landowners page. After a light verification review, we stop preparing reports for that parcel. Unpaid requests for the parcel may be cancelled at no cost, and paid requests not yet delivered are refunded.

12. Limitation of liability

  • As far as the law allows, the service is provided as is, and we do not warrant that the person named in a report is the legal owner.
  • We are not liable for losses arising from decisions, transactions or contacts you make in reliance on a report, including indirect loss, loss of profit or loss of opportunity.
  • Our total liability to you for any one report is limited to the amount you paid for that report [TO CONFIRM].
  • These limits do not apply to liability that cannot be limited or excluded by law, such as for wilful misconduct or gross negligence, and they do not affect your rights under Thai consumer protection law or the Unfair Contract Terms Act B.E. 2540 (1997).
  • You are responsible for losses suffered by us or others because you breached these terms or misused a report [TO CONFIRM: scope of indemnity].

13. Suspension and termination

We may suspend or end your access if you breach these terms, if we reasonably suspect misuse, or if the law requires it. You can stop using the service and ask us to delete your account at any time in your account. The rules on use of reports, intellectual property and limitation of liability continue to apply after termination.

14. Changes to the service and these terms

We may update the service or these terms from time to time. Each version has a version number and date. Each request is governed by the version you accepted when you submitted it. We will announce material changes on the site or by email, and ask you to accept the new version with your next request.

15. Governing law and disputes

Before taking legal action, please contact us first so we can try to resolve the matter.
