Can you find an owner for every Bangkok parcel?

Choose a Bangkok parcel and request a check for free. Evidence varies by parcel, so finding a name is not guaranteed. If there is enough evidence, we email the price and confidence level before you decide whether to buy the report. No result, no charge.

Do I pay when I send a request?

No. Requests are free. We check the evidence first and email you the evidence level and the price for that parcel. Then you decide whether to pay.

When do I get the result?

Within 24 hours of your request, usually sooner. We research each request, so the result is not instant. After you pay, you can download the report straight away.

How accurate is it? Does it confirm legal ownership?

It does not confirm legal ownership. It names the most likely owner from records that agree, with a confidence level and the reasons. Records can be out of date. Before any deal, check the current legal owner in the register at the land office.

Where does the information come from?

From published public records and filings, service account records linked to an address, map and street-level imagery data, and other public websites. We combine them automatically and check that they agree before we conclude. Our map covers more than 43 million land parcels, all 77 provinces. That is more than 920 districts, more than 7,000 subdistricts and every district in Bangkok, all 50. We are a private service, not a government agency.

What about privacy? Does the report show phone or ID numbers?

No. Reports never show national ID, phone or account numbers, or home addresses. Each report is issued to a named buyer, who takes responsibility for its personal data under Thailand’s PDPA. Landowners can object, free, on the "For landowners" page.

Why do prices differ between parcels?

Reports start from ฿299. The price depends on the land’s value and how clear the evidence is. A report on valuable land, or with clear evidence, is worth more, so it costs more. Before you request, the parcel card shows the most the report can cost. The final price is never higher and does not change while you pay.
